A successful sale starts with a clear strategy

From the first assessment to the handover, you’ll know what is happening, why it matters and what comes next.

How your sale will work

  1. Property and market assessment

We’ll look at your situation, the property and what’s currently on the market nearby, then clarify your options and expectations.

  2. Pricing and sales strategy

I’ll recommend an asking price and sales approach based on available data, competing listings and your priorities.

  3. Preparing the property

I’ll suggest practical ways to bring out the property’s strengths. We’ll agree on the scope together.

  4. Professional presentation

We’ll prepare photographs, the listing text and, where useful, a floor plan or video. You’ll approve the presentation before it goes live.

  5. Marketing and distribution

I’ll select suitable advertising channels and ways to reach buyers for your type of property.

  6. Enquiries and viewings

I’ll handle enquiries, arrange viewings and gather feedback while checking how ready interested buyers are to proceed.

  7. Reviewing the market response

We’ll review interest and feedback from viewings. I’ll recommend the next steps based on the actual response.

  8. Negotiation

We’ll discuss each offer and its terms. The decision to accept an offer is yours.

  9. Coordinating the transaction

Working with the relevant professionals, I’ll coordinate the reservation agreement, purchase agreement, escrow arrangements for the purchase price and the application to register the ownership transfer with the Czech Land Registry. I’ll keep you informed until the transfer is complete.

  10. Property handover

We’ll arrange the handover, the handover record and practical details, including utility transfers.

What I track once your property is listed

The work doesn’t stop when your listing goes live. I track interest in the listing, enquiries, viewings and buyer feedback, along with changes to competing listings.

Based on the actual response, I’ll recommend whether to stay on course or adjust the presentation, marketing or pricing strategy. We’ll agree on any changes together.
