How does the buying process work?

First meeting and agreement

At the first meeting, we discuss your wishes: location, budget, layout, property type and other important details. If needed, I also help you with mortgage financing. After that, we sign a cooperation agreement that clearly describes your expectations, my services and the next steps of our work together. After signing the agreement, you pay an advance for the service, which is then credited toward the total cost of my work.

Property search and viewings

I select suitable offers for you both among published properties and among those that have not yet reached the open market. I send you only the options that truly match your wishes. I also organise viewings of selected properties and attend them with you or, if needed, on your behalf. After you choose a suitable property, I assess its market value so we can negotiate a possible discount with confidence.

Reservation of the chosen property

When you choose a suitable property, a reservation agreement is signed. It guarantees that the property is reserved for you until the purchase agreement is signed. Usually, the reservation fee is 2 % to 5 % of the final property price and confirms your serious interest in the purchase. This amount is later credited toward the total purchase price.

Purchase agreement

A lawyer prepares the purchase agreement or reviews an existing draft. I help monitor the important terms so your interests are protected. The agreement must include penalties in case the seller breaches its terms. After signing the purchase agreement, you pay the remaining part of my service fee.

Secure custody of funds

When buying a property, the money should be held by an independent third party: a lawyer, notary or bank. This party releases the funds to the seller only after the conditions of the purchase agreement have been fulfilled, usually after ownership has been registered in the real estate cadastre in the buyer’s name. This arrangement protects both sides of the transaction.

Handover, taxes and insurance

I help you with accepting and handing over the property, as well as transferring utilities into your name. In addition, I help you register with the tax authority for property tax and remind you to arrange property insurance. I take care of all this together with you so the process remains calm and clear until the very end.
