Buying or renovating a property? The new Building Act bringssimpler permitting

Are you planning to buy a house, renovate a property or build your own home? If so, the changes to the Building Act may affect you directly.
One procedure and one permit
One of the main aims of the new legislation is to simplify and speed up the permitting process. In the past, building proceedings commonly took many months and required communication with several different authorities. The new system is gradually introducing the principle of one procedure and one permit, with most of the process coordinated by a single building authority.
For property owners, this primarily means clearer administration. Shorter decision deadlines apply to simpler projects, and some minor structures no longer require a traditional building permit. At the same time, the entire process continues to be digitalised through the Builder’s Portal.
Faster does not mean permit-free
It is important to understand that a faster system does not automatically mean that every construction project or renovation can proceed without a permit. Each project is different, and the requirements still depend on its scope, location and the applicable zoning plan.
What to verify before you buy
If you are buying a property with the intention of renovating or building, I recommend verifying what the plot or building actually allows before signing the contract. Having the right information at the beginning can save not only time, but also a significant amount of money.
In my work, I help clients not only choose a suitable property, but also identify practical circumstances that may affect how it can be used in the future. This allows them to make decisions with greater confidence.
